Core services

The eight that make up a turn.

Trashout, repairs, paint, clean and carpet — the complete turn, handled end to end so the unit is ready to show.

Unit repaints, accent walls, trim, doors and building exteriors. Deck painting and repair too.

Hot-water extraction on carpet, upholstery and stairs, plus tile and grout restoration and pet treatments.

Cracked, peeling, chipped or stained tubs, sinks, tile and counters resurfaced in place instead of replaced.

Move-out and move-in deep cleans, recurring janitorial for offices, clubhouses and common areas.

Holes patched, texture matched and trim made right before the paint goes on.

Abandoned units and eviction cleanouts emptied and swept so the rest of the turn can start same week.

Overflows, supply-line breaks and storm water pulled out of carpet and pad before the damage spreads.

Pet treatments

Enzyme treatment for pet odour and staining, priced by the room and done in the same visit as the carpet.

Upholstery cleaning

Sofas, chairs and mattresses in furnished units, clubhouses and leasing offices.

Air duct & dryer vent cleaning

Ducts and dryer vents cleared for units and common areas. The dryer vent is the one that shows up on inspections.

Vinyl floor cleaning

LVP and sheet vinyl cleaned and finished, so the floor reads replaced rather than mopped.

Deck painting & repair

Balconies, stairs and decking repainted, with board replacement where it has gone soft.

Handicap rails & ramps

Grab rails and access ramps fitted for ADA units and for residents who need them mid-lease.
